What is a CP12 gas safety certificate?
A CP12, properly called a Landlord Gas Safety Record, is the document a Gas Safe engineer issues after inspecting every gas appliance, flue and pipework in a rented property. It confirms everything is safe to use or lists any faults found. You must give a copy to your tenants within 28 days and keep it for two years.

Your legal responsibilities as a landlord
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have all gas appliances and flues checked every 12 months, keep a record of each check for two years, give tenants a copy within 28 days, and give new tenants a copy before they move in. Failing to do this can mean unlimited fines, invalidated insurance and, in serious cases, prosecution. It can also stop you serving a valid Section 21 notice.
Renewal windows
You can have the check done up to two months before the current certificate expires and keep the original expiry date. That gives you flexibility to arrange access without ever going out of date. We send a reminder before yours is due.
